  • REAL ESTATE — Feldman Koenig Highsmith & Van Loon, P.A. provides every aspect of title-related services for Commercial and Residential real estate transactions, including contract preparation and review, mortgage preparation and review, title policies, title searches, tax-deferred exchanges and closing documents. We can handle every aspect of the real estate closing from start to finish. Our firm is a licensed agent for Chicago Title Insurance Company and Old Republic National Title Insurance Company issued through Attorneys Title, more commonly known as The Fund.
    • In addition, our firm handles all facets of landlord/tenant issues, zoning law, and land use planning, including eminent domain, conservation, development rights and construction law. We also can handle all aspects of foreclosure law and loan modification.
  • PROBATE & TRUST ADMINISTRATION — Our firm has represented numerous clients who have been faced with the somewhat daunting task of administering the estate of a person who has recently passed away. In representing the personal representative, executor or successor Trustee, our objective is to assist the client with addressing the voluminous state and federal requirements in a quick, efficient and professional manner. The services that we provide include reviewing, analyzing and interpreting testamentary instruments such as wills and trusts, preparing and filing court documents where needed, and attending probate court proceedings. We also advise on post mortem estate tax planning issues and take any other actions that may be required to ensure that the decedent’s wishes are carried out and that their assets reach the appropriate beneficiaries. In addition, we offer probate and trust litigation services for will contests, spousal elective share disputes, and other issues that may arise in the course of a probate and trust administration.
  • TAX & ESTATE PLANNING — Our firm provides estate and tax planning services for clients who are concerned with transferring and preserving their wealth for their beneficiaries. Our goals are to educate our clients on the many options available to them for transferring their wealth and the tax ramifications thereof, and to help them formulate an estate plan that will best meet their needs and objectives. We then draft the appropriate documents that are necessary to implement the estate plan. The tools and techniques that are used often utilized range from simple Last Wills and Testaments and Living Trusts to the more advanced techniques that are used to reduce the burden of federal estate taxes such as irrevocable Marital QTIP Trusts, Creditor Shelter Trusts, Life Insurance Trusts, Residence Trusts, and Charitable Remainder Trusts. Other estate planning services that we offer include preparing pre-nuptial and post-nuptial agreements, drafting specialized trusts designed to meet the needs of minor or incapacitated beneficiaries, planning for the disposition of retirement and IRA assets, and implementing techniques for the special issues concerns that arise with the transfer of a family business.
